New Canaan home with two movie theaters listed for $5.3M

With the popularity of streaming services, watching movies at home has become a regular activity for most. The modern house on 392 Brushy Ridge Road in New Canaan gives owners plenty of space to watch — it has two movie theaters. 

Listed for $5.3 million, the New Canaan home has both an indoor and outdoor movie theater, both of which are accompanied by comfortable seating and entertaining spaces. 

Set back from the street, the home sits on a 2.5-acre lot and has a shared, tree-lined driveway that leads up to the three-car garage. Around the back of the house, there is a patio with ample seating and a built-in barbecue covered by a sunsail. The patio overlooks the pear and apple trees that fill the backyard.

Built in 2010, the four-bedroom New Canaan home is described as a fusion between a “modern farmhouse” and a “SOHO loft,” according to the listing. The home’s exterior has farmhouse features, like a front porch and dormer windows, while the inside has contemporary features such as floor-to-ceiling glass walls, skylights and an indoor gym.

From an aerial view, the home has three separate wings. The darker wing was an addition built by the current owners, according to listing agent Fatou Niang of William Pitt Sotheby’s International Realty. The addition gave the owners two more bedrooms with en-suite bathrooms and an office. The newer wing is connected to the original house by an outdoor terrace with a seating area and television, covered by a sunsail.

Niang said the home and its additions make it a “very mature house” and able to “adapt to different living styles.”

The house features energy-saving technology, including solar panels, a whole house generator and radiant flooring. There are also three cisterns to store rainwater for irrigation purposes, according to information provided by Sotheby’s. The house also has a geothermal heating system, using the ground to naturally warm or cool the home, according to geothermal heating company Dandelion Energy.


The geothermal heating carries throughout the house, even to the storage area. The original owner and designer of the home thought to use the smart heating and cooling system to maintain their items throughout the fluctuating Connecticut seasons. 

“I don’t usually talk about houses’ storage areas, but this one is amazing,” Niang said. “It’s all custom built for their storage and can be used for their seasonal clothing.”

New Canaan is one of many cities and towns around Connecticut to have seen its average home value increase between 2020 and 2022. In those two years, average home values in the town increased by $358,189, marking a 29.56 percent jump. According to national real estate brokerage Redfin, the median sale price in the town increased by 4.5 percent between April 2021 and April 2022, with this year’s average sale price totaling $1.685 million.
